Lease Terms: Initial 12-month lease, transitioning to month-to-month thereafter. Annual HUD certification recertification required.
Eligibility Requirements:
PRACs: Section 811 Program of Supportive Housing for Persons with Disabilities
CMI Housing: Must meet Chronically Mental Ill household criteria
Must have the legal capacity to enter into a lease agreement
The unit must be the household's only place of residence
Must meet Occupancy Standards
Must meet Income Qualifications
Must meet Student Status Eligibility
Application must be completed in full
Applicants from the Referring Agency (Sponsor) are prioritized for occupancy, followed by non-sponsor applicants.
Pet Limit: Maximum of 2 pets per apartment.
Waste Disposal: Proper disposal is required, with a $25 fine per incident. After 3 violations, pet removal may be required.
Breed Restrictions: Certain breeds are prohibited, including but not limited to Akita, Chow, Dalmatian, Doberman Pinscher, German Shepherd, Great Dane, Pit Bull, Rottweiler, all wolf breeds, and any combinations/mixes of these breeds. Management reserves the right to deem other breeds as aggressive.
Emergency Care: In emergencies involving accidents or injuries to your pet, we may take the animal to a designated veterinarian at your expense.
Animal Rules:
Residents are responsible for their pet’s actions at all times.
Pets must not disturb neighbors or other residents, whether inside or outside the apartment.
Dogs, cats, and support animals must be housebroken; other animals must be caged at all times. No offspring are allowed.
Indoor urination/defecation must be in designated areas (e.g., cat box); outdoor urination/defecation must be in designated areas (gravel/dirt), with waste disposed of immediately.
Pet Deposit: A $300 pet deposit is required. Emotional support animals (ESA) are exempt with prior authorization and no deposit.
